A New Two-Form Approach to Form TA6
The Law Society has announced a new two form approach to the TA6 effective from March 2026. The change has been introduced following a period of consultation.
The current form TA6
The Property Information Form (TA6) is designed to be completed by the sellers of a property using the information that they have about their property.
It is an important part of the conveyancing process and provides essential information about the property being sold to the potential buyer. It is usually completed with the help of a solicitor or conveyancer.
The main areas covered by TA6 include:
- Boundaries and ownership
- Planning and building control
- Environmental matters
- Utilities and services
- Rights and informal arrangements
- Insurance
- Any other relevant information
5th edition of form TA6 abandoned
A new approach form (5th edition announced in March 2024) was originally due to become mandatory on 15 January 2025. However, following a period of consultation, the Law Society came under fire as conveyancers argued the 5th edition put them at increased risk of legal liability. As a result, the Law Society decided to replace the TA6 (5th edition) with two new forms.
The new approach
In March 2025, the Law Society announced the introduction of a new and 6th edition TA6 property which will come in the shape of two new forms, one mandatory and one not:
- A TA6 property form which will be mandatory for Conveyancing Quality Scheme (CQS) members from March 2026 and is designed to be used when an offer has been accepted.
This will be an improved, user-tested version of previous TA6 forms and will be available from October 2025.
It will give residential property buyers the information that the sellers have about the property before they commit to buying.
- A non-mandatory “material information” form for CQS members which is designed for conveyancers to use if they choose to accept instructions by sellers before they list their property.
This form aims to help sellers gather the material information they are recommended to provide to the estate agent to market the property. Material information refers to key details about a property that most potential buyers would want to be aware of when considering making an offer.
Testing and training
Starting in the spring of 2025, the Law Society has committed to a period of targeted information and training for conveyancers and their clients and user testing with sellers, buyers and conveyancers, carried out by an independent research agency.
CQS members will be able to use the 4th, 5th or 6th edition TA6 to be compliant under the scheme throughout the winter of 2025/26. However, the 6th edition will become the sole TA6 form CQS members can use from March 2026.
